As an Apartment Maintenance Technician, you will play a vital role in ensuring residents enjoy a safe, clean, and comfortable living environment. This position offers a steady weekday schedule, competitive pay, and the opportunity to make a direct impact on a thriving apartment community.

Position Overview

The Maintenance Technician is responsible for performing a wide range of maintenance and repair tasks throughout the property. This includes responding to resident service requests, preparing apartments for new move-ins, maintaining community grounds, and assisting with HVAC and pool maintenance as needed.

The ideal candidate will be hands-on, safety-conscious, customer service oriented, and capable of managing multiple priorities throughout the workday.

Key Responsibilities

Work Orders & Resident Service Requests

• Complete maintenance work orders accurately and efficiently
• Troubleshoot and repair issues involving plumbing, electrical, HVAC, appliances, and general carpentry
• Provide exceptional customer service while interacting with residents
• Ensure all repairs are completed in a timely and professional manner

Apartment Make-Ready Services

• Prepare vacant apartments for new residents
• Perform painting, patching, cleaning, and minor repairs
• Inspect units for quality and readiness prior to move-in
• Coordinate maintenance tasks to meet occupancy deadlines

Grounds Maintenance

• Help maintain the overall appearance of the property
• Keep common areas clean, organized, and free of debris
• Assist with curb appeal projects and seasonal property upkeep
• Identify and report any safety hazards

HVAC Maintenance

• Perform basic HVAC troubleshooting and preventative maintenance
• Change filters and assist with system inspections
• Ensure equipment is operating safely and efficiently

Pool Maintenance

• Assist with pool area upkeep and cleanliness
• Monitor pool equipment and report maintenance concerns
• Support efforts to maintain a safe and welcoming pool environment

Qualifications

• Previous apartment maintenance, facilities maintenance, or related experience preferred
• Working knowledge of plumbing, electrical, HVAC, and general repairs
• Ability to diagnose maintenance issues and implement effective solutions
• Strong attention to detail and organizational skills
• Excellent communication and customer service abilities
• Ability to lift, carry, push, and pull maintenance equipment and supplies
• Reliable transportation and strong attendance record
• HVAC certification is a plus but not required
